Homebuilder confidence slid in February to 55 which is still above 50 (implying that more homebuilders are confident than pessimistic). I pointed out on air that new home sales were not recovering.
So why are more homebuilders optimistic than pessimistic? Apartment starts (5+ unit) are growing rapidly while 1 unit starts are slow to rebound. One reason is the stagnant income is the US which has led to stagnant mortgage purchase applications.
